Park & 3rd offers studio, one-bedroom, and two-bedroom apartment homes with modern finishes and thoughtfully designed layouts. Pricing and availability change regularly, so please visit our Floor Plans page or contact our leasing team for current availability and rates.

Monthly rent includes gas, heat, water, sewer, trash service, snow removal, and access to all community amenities, including the fitness center, community room, entertainment lounge, meeting and podcast rooms, pickleball court, and dog park. Residents are responsible for electricity, internet, and any applicable pet or garage fees.

Lease terms vary based on availability. Contact our leasing team for current lease options, move-in dates, and any available leasing specials.

Each leaseholder age 18 or older must complete an application and pay a $50 application fee. Applicants must have a gross monthly income of at least 2.9 times the monthly rent, three years of positive rental history, and pass credit and criminal background screenings.

Yes. All residents are required to maintain renters insurance throughout their lease. Coverage requirements will be provided during the leasing process.

Before move-in, residents should expect:

• $50 application fee (per leaseholder)
• $500 security deposit
• $300 non-refundable pet fee (per pet, if applicable)

Additional monthly charges may apply for garage parking and internet service.

Yes! Park & 3rd welcomes up to two pets per apartment. We offer large and small dog parks along with a convenient pet washing station to make cleanup easy.

• Up to two pets per home
• Cats: $300 non-refundable fee + $50/month pet rent
• Dogs: $300 non-refundable fee + $50/month pet rent
• Maximum combined dog weight: 60 lbs.
• Dogs must be at least one year old
